From the moment you step foot into Little Orchard, your beach holiday begins and if it’s a coastal escape you’re looking for, this is the place for you. Sleeping 10 guests in 5 bedrooms, the property is perfect for two families or a group of friends looking to enjoy all that West Wittering has to offer!

This incredible home has been designed for beach-lovers and adventurers alike. The stunning open plan kitchen diner truly is the heart of the home. Enjoy cooking in the fully equipped modern kitchen, sitting at the dining table or kicking back on the huge comfy sofa with a good book. In the winter months, fire up the log-burner and snuggle up with a cuppa or glass of wine and in summer, throw open the bi-fold doors and enjoy the incredible garden – inside/out living at it’s best!

The spectacular garden boasts a hot tub, trampoline, astroturf area and seating. If you love to cook, you’ll be in heaven here! The built-in outdoor kitchen, complete with gas BBQ and wood fired pizza oven is perfect for cooking up a feast after a day on the beach plus a fridge for keeping those beers cold (coming soon).

The living spaces don’t end here – you’re truly spoilt at Little Orchard. As you enter the property, you will find a large hall and boot room, separate TV room / study and a utility room with direct access to the garden – great for coming in with sandy feet. Whilst you may well be looking to escape work entirely, if you do need to keep on top of things whilst here on your holiday, there are lots of fantastic spaces for you to use. In the TV room you can find a monitor should you need a private office to work from or for a more relaxed setup, there is a desk in the kitchen and upstairs in the twin room – both with WIFI points.

With five fantastic bedrooms to choose from, everyone is sure to have a great night’s sleep here. On the ground floor, there are two large king size bedrooms both with en-suites – one with a bath tub and the other a shower room. Upstairs are two further bedrooms and a family shower room. The first, a twin room which can be converted into a super king and the second, a dorm room - heaven for the kids but also great for adults to share if required with 4 full size single beds. For true peace and quiet, you’ll love the fifth bedroom that has been built in the garden annexe. With a double bed and en-suite shower room, what’s not to love about this space.

Little Orchard is just a short walk to West Wittering beach and it’s famous white sand dunes. You’re also perfectly located for the playground and small row of shops in the village plus the pub, The Wittering.

There is off-street parking on the drive for up to three cars.

Family Christmas 2023

We stayed at Little Orchard with our family for Christmas. The house was very comfortable with plenty of space for our family as it had two separate sitting areas. The kitchen was well equipped with a utility room that had a large fridge/freezer. There was a good ratio of bedrooms to bathrooms. We didn’t use the outside spaces as it was winter. But the outdoor kitchen would be great in the summer months. Overall a very happy family getaway

Little Orchard West Wittering

The house is spacious and beautifully furnished to a very high specification. The separate sitting room was very welcome. it is very well equipped with many thoughtful details. Our multigenerational party enjoyed the outdoor space and the children made full use of the hot tub and trampoline. the barbecue and pizza oven were also a useful addition,as were the items of beach equipment -boards , trolleys etc. Obviously a great deal of thought had been put into making this an extremely comfortable holiday home.

Family holiday

We had a wonderful 3 nights at Little Orchard! Everything felt lovely and new. The outdoor kitchen (Pizza Oven & BBQ) we used and worked really well! The outdoor seating area is perfect for drinks and suppers alfresco. Ideal location with lovely walks to beaches and pubs. Would Definitely recommend and stay again! A Wonderful Long Weekend With the Family

I booked Little Orchard for a surprise 70th birthday celebration for my husband as we need somewhere to accommodate 8 adults and 5 children under 8. The accommodation looked fantastic in the photos and we were not disappointed. The house is decorated and furnished to a very high standard and is extremely comfortable and well equipped. The highlight for us was the outside area with comfortable seating, barbecue and pizza oven, and of course the hot tub was amazing and worth the extra cost. Our 5 granddaughters loved the trampoline and the 'dorm room' where the four oldest slept together. The communication with Angela and Amanda was very efficient and they always responded quickly to my questions and they couldn't have been more accommodating. Everyone loved West Wittering, the beach is beautiful and the two trolleys were perfect for transporting all of our stuff for a day of sun, sea and sand - we were so lucky with the weather. A perfect stay in a perfect place.

Superb house in West Wittering

A great house for family time away. Lovely accommodation and excellent outside dining area. pizza oven and BBQ for the boys. Well equipped kitchen for the girls! Could do with a microwave. Highly recommended.

Lovely relaxing place for a break in the sun

The location was great and the house was just the right space for our group. We had 9 ladies and all stayed in the main house and didn’t use the studio. The house was clean and had everything that was needed for the weekend. The check in and check out procedure was easy. We had a couple of small issues, we ran out of hot water very quickly with only 3 people having showers on Saturday morning. We reset the hive thermostat but it took a long time for hot water to come back on. Then again on Sunday morning there was no hot water, we turned on the hot water on the thermostat and it did after a while start coming through. We couldn’t find instructions for the thermostat or what the schedule was or if any had been set. The outside fridge was cold on Friday night but it seemed to increase in temperature and all the drinks were warm/hot on Saturday (we weren’t sure if it was an issue with the fridge or something to do with the hot weather). Other than those few issues we had a great time!

Absolutely beautiful home

Complete luxury. Wonderful home from home. We are looking forward to another visit soon. The Witterings are gorgeous in all weathers and the house was warm and cosy despite the bitter March winds. Hot tub a bonus! Fabulous stay.,

Family get together

I have used Wellies and Windbreaks in the past and always have good service and trust that the properties in their portfolio are excellent. Little Orchard did not disappoint. Had a wonderful weekend spent celebrating my son’s 40th birthday. The house was big enough for 10 of us to spread out. In addition the weather was amazing for January albeit freezing but a 20 minute walk to the beach warmed us up and a great time was had by all. The pizza oven was enjoyed by the men who produced some delicious pizzas for the rest of us! Small criticism that cooking in the kitchen area was a bit tight for cooking for 10 but manageable. Nice open plan feel but enough space elsewhere to spread out. Great place for a summer break too I’m sure.

Great house

We were a group consisting of two families; couple, a disabled adult , a male carer and two teenagers. The house was perfect for our needs. The kitchen /living room was a great focal point and the bedrooms were well spread out so we all felt we had our privacy. The kitchen is amazingly well equipped and the beds and bathrooms were great too. No complaints at all . We hope one day to stay again

The Family all together in a lovely place

Lovely location near to the beach ..The size to suit a family of 10 with facilities to match..it would be great any time of the year. The only disappointment was the position of the bed in the garden room with one long side tight up against a wall and no TV... Plenty of parking and several things to do or play in, in the garden

Weekend Away

I stumbled across Wellies and Windbreaks whilst looking to book a place for 9 friends to have a TLC weekend away (between us we have 18 children so needed a break!). We wanted a relaxed, chilled out weekend away together near the sea. And Little Orchard delivered and exceeded our expectations. The accommodation is a great design that flows for a large group and full of comfort and luxury. There were many things that we loved about the property and it was well thought out - like an abundance of hooks, good storage, extremely well equipped kitchen. The beds are really comfortable and come with really good bedding/pillows. We had a small issue with the hot tub on arrival but Amanda was responsive and quick to resolve the issue. It was easy to book, the online guide was helpful to plan and use and I have booked again next year. BOOM!!

Ideal spot for a beach break

We very much enjoyed our stay. Everything we needed and a peaceful location but twenty minutes walk from the beach (with beach trolleys provided to tow stuff and very small kids who loved the ride), Ideal for a big family stay.

A beautiful house

We had a three generation weekend break here. The house is beautifully presented, tastefully furnished and well equipped. Our family thoroughly enjoyed the hot tub and trampoline in particular. Special appreciation goes to the provision of two beach buggies which we gratefully used to transport all our kit to the beach for the day. A small weakness was that the outside area could have been cleaned a bit better, specifically the table top was dirty and the area needed a good sweep.

Fabulous family home

Fab home with nearly everything you could want and a short walk to the beach. Lots of space which is great for families. A separate room for movie watching, board games etc. was really great. An outdoor pizza oven which is tricky to use if you aren’t used to it(-the peel is tucked away in the shed.) We had a great Christmas in the house, thank you to Wellies & Windbreaks for answering my many questions so efficiently. The house is truly gorgeous, one of the best we have stayed in. The area is quiet with no noise during the night so we all slept really well. Our family discussed what would make this house absolutely perfect and we would have loved the seating area to have a cover-maybe a sail etc. as we like to sit out in all weathers. We would have liked a shower in the master bedroom (I couldn’t use the bath because I’ve had surgery) and the huge bed upstairs to be downstairs with the en-suite. The weather was terrible so mats would have been good to put down by the doors. We love cooking and would like much bigger saucepans and a potato masher! The kitchen did have tons of glasses, plates, bowls etc and a great seating area. Four parents, three teens and a granny had a really lovely Christmas in this fab house so thank you very much x

Perfect weekend get away with friends

A brilliant weekend away for 9 mums at Little Orchard - the layout of the house was ideal for our group with plenty of room, a brilliant open-plan cooking and eating area and of course, hot tub. Everything we needed was provided, all very clean and modern. Great location too - easy 15 mins walk to the beach, and village pub was very welcoming. We all decided we'd like to live there and would love to return in the summer to make the most of the outdoor eating area. Highly recommend.

Birthday celebration at Little Orchard

A lovely comfortable house which was ideal for a family birthday celebration. The children loved the trampoline and the adults were more than happy in the hot tub. Would have liked a shower in the master bedroom as well as a bath. We all enjoyed our stay and hope to return some time.

Summer holiday with family

Had a great holiday in this lovely house with our children and grandchildren. House is very comfortable and well equipped with all you need (apart from a microwave!) - plenty of kitchen equipment and crockery / cutlary. Also very comfortable beds with nice bedding and towels. The outside space is great too - we were lucky enough to have some good enough weather to barbecue and eat outside. The hot tub and trampoline were very popular. A couple of small glitches at the start but all sorted very efficiently (as always) by Wellies and Windbreaks.

Little orchard

Fabulous property! Everything we needed for a lovely family beach holiday. The garden with hot tub, trampoline and outdoor kitchen made it extra special! The beds were so comfy and the house was amazing for our group (8 adults, 5 children)! Will be booking again!
