Beach Yards is gorgeous family holiday home, with the added bonus of a superb sized garden. Unique for the houses in the area, the garden at Beach Yards is a combination of patio area with pizza oven and BBQ area plus a large lawn with tree swing, hot tub and garden room.

The main house is a bungalow with three bedrooms and an open plan kitchen / living / dining room. The bedroom at the front of the house has a king size bed and en-suite bathroom. There are two further bedrooms, a double and a bunk room, which share the family bathroom. The open plan living space has a well equipped kitchen, dining area for up to 8 guests and sitting area with TV. Bi-fold doors open out on the patio and outdoor dining area, giving access to the large garden beyond.
The annexe / garden room at the bottom of the garden has a sofa bed, TV, kitchenette and en-suite shower room. This room is multi-purpose and could be used either as a bedroom, chill out space for watching TV or as a quiet workspace. It has good WiFi and a table which can be used as a desk.
Beach Yards is just 150m from the beach and is located in a quiet residential area. The village of East Wittering and all its independent shops and restaurants is a 5-10 minute walk away.

A haven by the sea
We booked this property as a treat to celebrate our 30th anniversary. We just love this area to holiday in. The property was very clean and warm. Very spacious rooms but still it felt homely. Kitchen had everything you needed. Nespresso coffee machine required vertuo pods. There was no sound system as mentioned. Beds were very comfortable. Lovely big garden and secure for our small dogs. Bonus having the annex very well equipped. Not far to the beach or the shops with a great selection of take aways to choose from. There are food shops 5 mins walk away. The electric gate meant you had no cold callers. Thoroughly enjoyed by all. Fully recommend.

Great Location and Fanatstic Garden
We’ve just got back from our stay at Beach Yards. We’ve stayed at a number of Wellies & Windbreaks properties over the last few years and it’s probably our favourite one in terms of location and the house itself. Great layout and lovely garden and 30 seconds walk to the beach. The communication and help provided by Wellies & Windbreaks was faultless.

A nice to the sea
Having spent 15 years in the London, we decided to try the seaside. A 7 month stay at Beach Yards was absolutely perfect. The house is 5 mins from the beach and with a large garden it’s been ideal for us as we have a dog and a 2 year old. Highly recommend this place.

Lovely Stay in August
We loved staying at Beach Yards - great space for a family, a close walk to the beach and the shops in East Wittering. The patio is a suntrap and we enjoyed relaxing around the table or in the hot tub after a day on the beach.

Superb place to stay
We so enjoyed our stay at Beech Yards. It provided everything we needed and was clean and well equipped. The house is a little walk from the sea but close enough to hear the waves in the evening, which we loved.

What a lovely big house. We loved our stay at Sherkin. Lovely position, very central to everything which made everything so simple. Beautiful wittering Beaches 100m. Pet friendly which was a bonus. We stayed at Pebbles in West Wittering with our 18-month-old and it might be the best staycation we’ve ever done. We will 100% be returning. We’ve never stayed anywhere this well equipped - it has everything you need and definitely feels like a home from home. The house is beautifully furnished and decorated, super clean and the kitchen has anything you could need from a dishwasher to cling film to coffee machine. Our son was entertained the whole time with the toys provided inside and outside, which made our stay that bit easier for us and more special for him. The location is brilliant, with an easy flat walk to the beach and close to the little shops. We can’t believe we’ve never actually visited West Wittering before - the beach is amazing! Now we have somewhere we love to stay, we’ll certainly be back here!
